Pimpama is one of the hottest suburbs on the northern Gold Coast. And there’s a reason for it.

The suburb sits in one of South East Queensland’s major growth corridors, positioned between Brisbane and the Gold Coast and benefiting from continued population growth, major infrastructure investment and expanding employment and amenity. The broader northern Gold Coast is seeing billions of dollars of infrastructure investment, including the Coomera Connector and the $2.55 billion Coomera Hospital precinct. (Real Estate)

In the 12 months to July 2026, the median Pimpama house price is up 15.6%, while the Property Council’s 2026 Gold Coast outlook records more than 96–102% five-year growth across the Pimpama North and South areas. (Real Estate)

And investors aren’t relying on capital growth alone.

Rental demand remains strong, with houses delivering a gross yield of approximately 4.1%, while rental demand has increased by 16% over the past year.

The bigger story is who is buying and renting there.

Pimpama offers modern housing, family-friendly communities and access to schools, shopping, transport and employment while still providing a relative affordability advantage compared with many established Gold Coast locations.

As the northern Gold Coast continues to urbanise and infrastructure catches up with population growth, Pimpama is increasingly looking less like an outer-fringe suburb and more like an established part of the Gold Coast’s future.

That’s the investment story: strong population growth, major infrastructure, genuine rental demand and a market already demonstrating its ability to grow. The trick now isn’t discovering whether Pimpama has potential – it’s understanding which pockets, products and price points are best positioned to benefit from what comes next.

Ironbark Estate

Location matters. And Ironbark has plenty going for it.

Ironbark Estate sits in the heart of Pimpama, putting investors in a location benefiting from population growth, expanding infrastructure and increasing demand for modern family housing.

Pimpama offers the sweet spot of connectivity and lifestyle, with access to the M1, Brisbane and the Gold Coast, while schools, shopping, parks, sporting facilities and other essential amenities continue to expand around the community.

But Ironbark has another advantage: the lifestyle is being built into the estate itself. The community sits opposite the approximately 15-hectare Dixon Reserve, where an upgrade is underway to restore wetlands and native bushland while introducing walking paths, recreational areas, playgrounds, bike facilities and a footbridge connection to Gainsborough State School.

This creates homes positioned within a genuine family environment, rather than simply another collection of houses.

For investors, the appeal is the combination of location, tenant demand and a product designed for the market. FRD’s homes have been developed around proven floorplans that prioritise practical living, low-maintenance design and the features families and renters actually want.

New construction also brings modern layouts, contemporary inclusions and potentially lower maintenance requirements than older housing stock.

There is also an important advantage in buying into a developing community: you’re not trying to predict where the infrastructure will go – you’re watching it arrive. Schools, recreation, transport and amenities are expanding alongside the population, helping transform Pimpama from a growth-area proposition into an increasingly established residential market.

And that’s the bigger Ironbark story.

You’re buying a new home in a growing Gold Coast corridor, surrounded by investment in the things that make a suburb desirable – while securing a product designed specifically for the families who will ultimately live there.
