At FRD, we believe building a home should feel exciting – not overwhelming.
With that (and affordability in mind) we’ve refined our building process to make every stage clear, efficient and transparent, whether you’re purchasing your first home, investing in property, or building in one of our communities.
From your initial expression of interest through to handover day, our team keeps you informed, supported and confident in every step of the journey.
Because great homes aren’t just built with quality materials – they’re built with strong systems, communication, and experience.
Step 1: Secure Your House & Land Package
Your journey begins by completing an Expression of Interest (EOI) for your preferred house and land package.
This allows our team to secure your selected property while we begin preparing the required documentation to move your project forward.
At this stage, our focus is simple:
Confirm your package
Secure the land allocation
Begin preparing your contracts and documentation
Step 2: Contracts + Documentation
Once your EOI and land deposit are received, we prepare your HIA Build Contract, specifications, and concept plans for review.
All documentation is issued electronically for convenience and efficiency, with contracts generally available within 48 hours.
This stage includes:
Build contracts
Specifications and inclusions
Concept plans
Electronic signing and approvals
Our team remains available throughout the process to answer questions and ensure you understand exactly what comes next.
Step 3: Finance Approval + Land Settlement
Your broker will organise formal finance approval for both the land and construction components of your purchase.
Once unconditional land approval is received, your solicitor coordinates settlement, allowing ownership of the land to officially transfer to you.
At the same time, FRD Homes receives confirmation of your build finance approval so construction preparations can begin.
This stage includes:
Formal finance approval
Land settlement
Build deposit processing
Pre-construction preparation
Step 4: Pre-Construction
Before construction begins, we complete all technical planning and approvals required to build your home properly and efficiently.
This stage includes:
Soil testing
Wind classification
Contour surveys
Working drawings
Structural engineering
Slab and footing design
Developer covenant approvals
Council approvals and building applications
Once approvals are finalised, we provide council-approved plans and builder’s insurance documentation.
This stage is critical because proper preparation leads to smoother construction outcomes and fewer surprises later in the build.
Step 5: Construction Commences
Once approvals are complete, construction officially begins.
Site preparation works may include:
Site clearing
Set out
Retaining walls (if required)
Initial site works
From this point onward, our team provides regular progress updates so you always know what’s happening on site.
Each stage of construction includes progress photos and stage claim updates for complete transparency throughout your build.
Step 6: Slab Stage
Drainage and piering are completed before your concrete slab is poured.
This is the stage where your home physically begins to take shape onsite.
Once complete, your Base Stage Claim is issued.
Step 7: Frame Stage
Frames and roof trusses are installed, creating the structural framework of your home.
This is often one of the most exciting stages for clients, as the scale and layout of the home become visible for the first time.
Once completed, your Frame Stage Claim is issued.
Step 8: Enclosed Stage
Your home becomes weatherproof during the enclosed stage.
This includes:
Roofing
Guttering
Brickwork and cladding
Plumbing rough-ins
Electrical rough-ins
At this point, the external form of the home is largely complete.
Your Enclosed Stage Claim is then issued.
Step 9: Fixing Stage
The fixing stage is where your house truly begins to feel like a home.
This stage includes:
Plasterboard installation
Internal doors and skirtings
Kitchen cabinetry
Tiling
Interior fit-off items
Your chosen finishes and selections now come together to create the final look and feel of the home.
Once complete, your Fixing Stage Claim is issued.
Step 10: Practical Completion & Handover
Before handover, a final inspection is completed with your FRD Homes supervisor and private building inspector.
Any minor cosmetic items identified are addressed prior to completion.
Once final payment is processed, the property is professionally cleaned, gardens are tidied, and your home is prepared for handover.
You will then receive:
Keys to your new home
Warranty documentation
Appliance manuals
Final inspection reports
Important contact information
This is the moment your new chapter officially begins.
