Here's a quick, no-nonsense guide of what to expect at your Practical Completion Inspection (PCI).
What is a Practical Completion Inspection?
The Practical Completion Inspection is one of the final steps in the FRD Build Process. It happens when the home is finished and practically ready for you to move into.
At this stage, all major building works should be complete, and the property should be presented in a “move-in ready” condition.
What to expect on the day
1. A Walk-Through with Construction Manager
You’ll meet your Construction Manager on site. Together, you’ll walk through each room, the exterior, and any outdoor features like the garage, driveway, or landscaping.
2. Checking Against the Contract & Plans
The inspection isn’t just about spotting cosmetic issues. It’s about confirming that the home has been built to the agreed plans, specifications, inclusions, and building standards.
3. Noting Defects or Incomplete Items
Common things to inspect include:
Painting, tiling, cabinetry and flooring
Window, door and lock operations
Appliances installed and functional
Plumbing and electrical fixtures Any issues identified are then noted in a defects list.
4. Safety & Compliance
You should expect the home to meet Australian Standards, the Building Code of Australia, and any state/territory requirements.
Essential safety items (like smoke alarms, balustrades, and waterproofing) should be properly installed.
After the Inspection
Defects List: The builder is responsible for fixing any agreed items.
Final Payment & Handover: After PCI, you’ll usually make your final payment, receive the keys and officially take possession of your new home.
Warranty Period: Even after handover, you’re covered by statutory warranty periods for structural and non-structural defects, which vary by state.
👉 In short: A PCI is your chance to carefully check that everything is finished, functional, and up to the standard you’ve paid for before the home officially becomes yours.
