FRD Build Process:  Understanding Building Approvals and Inspections
+

When it comes to building a new home from scratch a large part of the process involves making sure everything is done safely, correctly, and by the book.

FRD build over 500 new homes a year so we have developed a simple and straight forward process to streamline the compliance, safety and certification steps involved.

Here’s a simple guide to help you understand what happens when it comes to building approvals, inspections and compliance during construction.

Building Approvals

Before any construction can start on your new home, a building permit must be issued.

FRD Homes will submit a building development application, which will then be assessed by local council.

Once approved, the building development approval will outline which stages of construction require inspections to make sure everything meets the correct standards.

Building Inspections

Inspections are an important part of ensuring your home is built safely and to code.
A certifier will visit the site and issue certificates at key stages, which usually include:

  • 🧱 Footing – the foundation of your home

  • 🪨 Slab – the concrete base

  • 🪵 Frame – the structural skeleton of your house

  • 🏠 Final – the inspection before handover

Each stage must be approved before moving on to the next.

Buying Vs Building New

There are many benefits to building new instead of buying an existing home.

Tailored to meet your needs

When building new, you can design your home to meet your specific needs and accommodate your lifestyle.

Pay less stamp duty

When building new, you only pay stamp duty on the land not the build. One exception is if you buy a house and land package through a developer or builder, as you’ll have to pay stamp duty on both.

Save with energy efficiency

New homes must be built to the current energy efficiency rating, resulting in reduced energy consumption and lower utilities costs.

Expect less maintenance

New homes usually require less maintenance than older homes.

Warranty covers structural defects

Have peace-of-mind knowing your FRD Home is covered for structural defects for six years and six months, under the QBCC’s home warranty insurance scheme.
